Things to know:

Buy

  • Real Estate transactions are primarily cash but we now also have financing (a bit costly) and owner financing available.
  • It is important to work with a known local agent with experience in the city you are purchasing a casa-know each agent works with a real estate lawyer on all transactions.
  • It is important to learn who is on your team
  • In the past, Title transfer was a challenge, but it is rarely a problem anymore.
  • Expats can purchase land, homes, and commercial properties but coastal properties have limitations
  • Purchasing real estate is so much easier than in the past, but you need an expert. Reach out to us for a referral in San Miguel

Rent

  • We recommend renting for at least 6mos before purchasing
  • Learn the colonias and what each one has to offer. Check out our blog for rental tips
  • Best way to discover rentals: FB groups, marketplace, Civil list, sign up for emails, join expat social groups, let people know you are looking and drive the areas you want to live looking for “Se Renta” signs
  • Once you have identified several properties you want to see, reach out to agents/homeowners to schedule a viewing
  • We recommend viewing 3-4 properties at a time by hiring a driver who knows SMA and speaks Spanish and English – we can recommend drivers
  • Be prepared to make a decision fast- good properties are a hot commodity
  • Most rentals require 1st and last month’s deposit plus pet deposits
  • Have a knowledgeable agent review your contract- real estate law requires contracts to be written in English and Spanish
